Licenses to Alter
Tenants usually require Landlords permission to alter a demised premises, either before or during a Lease term.
For example, a Tenant may wish to erect new partitions or carry out non-structural alterations, fitting out, refurbishment and so on.
Permission is facilitated by way of a Licence for Alterations in which we act on behalf of Landlords to evaluate Tenants proposals such as plans and specifications in order ensure that they are carried out to a high level of workmanship and in accordance with such documentation.
A Licence for Alterations is imperative to ensure that at Lease expiry, the Tenant is obligated to reinstate the premises to its original configuration and to avoid unnecessary disputes, especially where the reinstatement covenants in their Lease are silent or poorly worded or do simply not exist.
