Schedules of Condition
A Schedule of Condition is typically prepared to record the condition of a premises prior to Lease commencement. Schedules of Condition are also prepared for use under the Party Wall etc Act 1996.
Where a property is in poor condition, it is vital that a thorough, detailed photographic Schedule of Condition with commentary and floor plans is drafted, agreed and annexed to a Lease.
This will aid a Tenant significantly in limiting his or her repairing liability at Lease end usually when a Landlord serves a formal dilapidations claim.
